A brand new refurbishment, tasteful and thoughtful, by the owner, an interior decorator, of this cosy apartment, located in the leafy and sought after Holland Park, across the road from Norland Square Communal Gardens and one minute on foot from The Kensington Hilton and holland Park Avenue, a beautiful part of central London.

The area also has a fantastic array of smart cafes, shops and restaurants and the open spaces of Holland Park, the amenities of Notting Hill and Portobello Road, Westfield Shopping Centre nearby.

This uncluttered refurbishment, has wooden flooring, a nice and well appointed master bedroom, with a queen sized bed and high quality lines.

The open plan welcoming living room and kitchen, has a sofa, easy chair, breakfast table, stools and the kitchen is fully equipped, including a washing machine and dishwasher.

An extra bed can be added on request, making the apartment accommodation for up to three people.

The bathroom is modern and fully tiled with a walk in shower, washbasin and wc.

Holland Park station on the central line is 5 minutes away and there is a good selection of bus routes in the area.

PAYMENTS: All payments are required in advance. The price quoted is all inclusive (heating, lighting, cleaning etc) except telephone calls. A deposit of £200 is required to secure your reservation. The balance is payable 6 weeks prior to date of arrival. Please note that a 3% service charge is added to all credit card transactions.

ARRIVALS
Apartments are available from 1400hrs and vacated at 10.30hrs unless otherwise arranged. The latest check-in time for any apartment is 18.00 hrs. For arrivals that are out of office hours, Sundays and holidays it is necessary to book our chauffeur who will have keys to your apartment for access. Please find charges below. For early morning arrivals it is advised to book the night before to ensure access to apartments before 2 pm. The latest personal check-in at apartments is 6 pm. For arrivals within office hours we ask that clients ring the office on arrival at the Airport so that we are aware of your chosen transfer arrangements if you are not taking our car. Please bear in mind that when we meet you at the apartment it is important we have a good idea of your arrival time otherwise there may be delays.

TRANSFER AND CHAUFFEUR INFORMATION
Our chauffeur is named Kaisar and he drives a Mercedes Limousine. He is familiar with all our apartments and is very helpful. The cost from Heathrow is £60 including airport parking. The charge is less expensive than a black cab. Please pay driver direct. Gatwick is £90 + parking.
However from Gatwick we advise taking the train from inside the Airport as it only takes 40 minutes to Victoria Station and then a taxi.
PLEASE NOTE That if you book our chauffeur and fail to meet him at the airport you will be charged the full amount of the transfer cost plus waiting time.
Holidays and Bank holidays may incur an extra charge –Please check first.
Alternative ways into London are: Heathrow Express which is £16 per person, children go free. This takes only 15 minutes to Paddington Station ( close to many of our apartments).

DAMAGE AND LOSS
Any damage, loss or leaving the apartment in an unusually dirty condition will be charged and debited to your credit card. We therefore ask clients to be mindful, especially where children are concerned.
Smoking is not allowed in any apartment.

LOST KEYS
Please make sure you keep all keys safe and leave them inside the apartment on your departure. IF KEYS ARE LOST YOUR CREDIT CARD WILL BE DEBITED FOR A NEW LOCK AND A FULL SET OF KEYS FOR SECURITY REASONS.

OCCUPANCY POLICY
Occupancy stated on the booking form must not be exceeded as this will render your contract with Residence Apartments nullified with no refund given. If the apartment can legally take the extra unauthorised occupants a charge will be made on your credit card for each person.
This charge is contingent upon the apartment chosen.

ALL APARTMENTS ARE STRICTLY NON-SMOKING
If it is found that smoking has taken place in apartments you will be charged for cleaning of all fabrics to rid the apartment of smoke odours.
